Residential Developments

1. Elliot House, Sylvester Street, Sheffield—a listed building converted and extended to create 20 self-contained apartments.

2. Nile Street, Broomhill, Shefield—a residential/commercial development at Nile Street Broomhill, Sheffield, providing three commercial units at ground floor with eight student apartments above.

3. Residential development at Ryegate Road, Sheffield. Six new-build semi-detatched dwellings spread over four stories.


Extension - Residential

Every dwelling is individual with endless design solutions to extend the property.
Some extensions may fall within Permitted Development rights.
First step is to establish a design brief, then to develop the ideas forward to drawings suitable for planning permission submission before proceeding to construction drawings.
Our fixed fees outline our fee’s associated to different extension types.
Local authority fees would be £150 for planning permission (6-8week to approval) and £176.25 for building regulation submission (3-4week to approval), inspection charge fee varies on size of extension.
Approximate build costs can be calculated at £1000 per sq.m for a dwelling, £500 per sq.m for a garage.

Local Authority Fees are based on Sheffield City Council charges, different local authority charges will vary.


Loft/Basement Conversion - Residential

Loft conversions can be the most cost affective way to extend your home, utilising already existing space.
Loft conversions have a number of advantages over extensions and many can be completed without the need for planning permission.
Head height is a critical part of the conversion, we would normally state the existing loft to have a minimum of 2.4m ridge height for it to be suitable to convert.
Building regulations approval will always apply,
£176.25 submission fee for building regulation submission (3-4week to approval), inspection charge fee would be £329.

If you need more space, then converting an existing basement or even creating a new basement may be the solution to your needs. Basement conversions often do not require planning permission..
Converting or adding a basement will require building regulations approval if it is to be used as habitable space and particular attention needs to be paid to daylight, escape routes and ventilation requirements.
Approximate build costs can be calculated at:-

  • £850-£1,150 per square metre with existing cellar.
  • £1,650-£2,200 per sq m if existing cellar floor needs lowering (room height should be two metres minimum).
  • £3,000-£4,000 per sq m if new basement has to be dug out.
